Montefiore Research Tower (MRT) Façade Restoration

Montefiore completed critical façade repairs at the Montefiore Research Tower (MRT) to resolve deficiencies originally identified in the January 2019 Local Law 11 FISP Cycle 8 report, which was filed under the Safe with Repair and Maintenance Program (SWARMP). The project scope included securing funding for design and specifications, preparing full construction documents, and coordinating closely with stakeholders on cost-saving material selections to balance durability with budget goals. The work also ensured compliance with FISP Cycle 9C requirements by the February 2024 deadline. Batska Consulting Group managed the project from early design through construction and sign-off. This included extensive collaboration with Montefiore leadership to evaluate and select cost-effective brick materials, coordination of the bid process, and oversight of contractor activities. During construction, Batska implemented rigorous inspection protocols and worked directly with the NYC Department of Buildings to address violations, resolve outstanding issues, and achieve final certification. Key challenges included navigating tight regulatory timelines and aligning client preferences with budget constraints. These were overcome through meticulous planning, proactive communication, and strategic decision-making. By optimizing material choices and streamlining operations, the project achieved significant cost savings while maintaining compliance and schedule milestones.
